5 Keys to Successful Real Estate Projects

There are 5 "mantras" needed for a real estate project to be successful. First, it should have easy access by both private vehicles and public transportation. Second, the infrastructure and supporting facilities should be adequate both inside and outside the housing area.

Third, the property product should be developed according to the aspirations of the target market. Fourth, the environmental conditions of the housing area should support the project development concept. Fifth, the security of the housing environment should be conducive enough.

This was stated by Vice President Director of PT Ruby Karya Sejahtera (RKS), Prasetijo Tanumihardja, in a press conference after the launch, ground breaking, and inauguration of the Altea Blvd township (75 ha) on Jl Alternatif Cibubur, Jatisampurna, Bekasi City (West Java), this weekend.

RKS is a joint venture between two property giants, Sinarmas Land (SML) and Astra Land Indonesia (ALI), with a 25:75 share.

He spoke alongside President Director of RKS, Wibowo Muljono, and Project Director of RKS, Pramastyo Wicaksono. "Altea Boulevard (Blvd) fulfills these five mantras. That's why we are confident in the prospects of this project," he said.

The location of Altea Blvd is across the Jatikarya toll gate on the JORR 2 Cimanggis-Cibitung toll road (Cimaci), and not far from the LRT Harjamukti Station. That's why Altea Blvd is easily accessible from various parts of Jabodetabek.

"From Altea Blvd to LRT Harjamukti Station, it only takes five minutes. From that station, taking the LRT to Dukuh Atas (the main public transportation hub in Jakarta's central business district) takes about one hour," he said. Prasetijo added that transportation infrastructure development has the most influence on real estate development.

Overall, the infrastructure and facilities around the project are already very adequate to meet the needs of future Altea Blvd residents. The government has widened the Cibubur Alternative Road. RKS just needs to develop the infrastructure within Altea Blvd, and build facilities that are not yet available in the surrounding area.

As for the residential products in Altea Blvd, they are developed with an environmentally friendly concept, in line with the aspirations of middle and upper middle class young people who are the target market.

The environment of Altea Blvd, which is divided by the Cakung River, supports the concept of sustainable living. RKS will adjust the development to the condition of the land site and turn it into an advantage, without changing it.
